We recently sourced the former J.Boag Shirt Factory at 110 Albert St, Brunswick East for a longstanding client of ours. They had been patiently searching for a suitable industrial property in the inner-northern suburbs with short to medium term rental return and potential future development upside. The property at Albert St was purchased as it ticked all the boxes for its industrial nature, building quality and favourable zoning. With a section of remaining timber floorboards, still stained with the oil of the sewing machines, and flood lit floor plates from the southerly saw tooth roofs, a sensitive renovation was undertaken for the building to suit incoming tenants. Polishing the existing concrete floors and painting throughout has bought this relic of Melbourne’s industrial past back to its leasable best. Currently for lease with Fitzroys, we project forward to the day that this over 2000sqm site will be developed into a mixed use multilevel development marking the next stage of our clients journey with this site.
